Finding the Right Lot: Slope, Utilities and Soil

The land dictates the house. Before you buy a lot in Summit or Wasatch County, consider these critical factors that affect construction costs:

  • Slope: A steep downhill lot requires a walkout basement foundation, which costs more but offers great views. An uphill lot usually requires expensive retaining walls in the backyard.
  • Utilities: Is sewer stubbed to the lot, or will you need a septic tank? Is there secondary water for irrigation? Bringing utilities to a remote lot can cost tens of thousands.
  • Soil: Always get a soils report. Collapsible soil or high water tables can require expensive over-excavation or helical piers to ensure a stable foundation.
